The City of Kerrville, Texas (the "City") will accept sealed bids for the purchase of the following described land (the “Property”):

The Property, commonly known as 127 Village Drive; Legal Description: ABS A996 Keller, SUR 295, Block (Water Tower Site), consisting of approximately 0.14 acres of land, as depicted in Exhibit "A".

The sale of the Property may be awarded, at the discretion of the City Manager, to the bidder submitting a bid in accordance with the terms outlined below and providing the best value to the City.

It is the intention of the City to sell the Property based on the best value bid that is submitted.   The “best value” will most likely be solely determined from the proposed purchase price, which the bidder must pay in full at closing. The bid may not be contingent upon the Buyer receiving financing from the City or any other party to purchase the Property. If the City Manager determines that a bid(s) does not represent a fair value of the Property, the City Manager may reject any and all bids. Should any bid be accepted, the parties shall enter into a Real Estate Sales Contract and proceed to closing. All bids must be accompanied with a cashier’s check or money order made out to the City in the amount of $1000.00.  Should the City accept a bid, this amount will be used as escrow under the Real Estate Sales Contract.  The City shall thereafter return checks and orders submitted by the non-selected bidders.

Provisions of the sale of the Property shall include:

  1. For the purchase of the Property in “as is” condition;
  2. For the conveyance of the Property by special warranty deed;
  3. For the Buyer to pay all survey fees;
  4. For the Buyer to pay all fees, commissions, and costs associated with closing the sale of the Property. Should the Buyer use a realtor, any such fees due the realtor will not be deducted from the bid/purchase price;
  5. For the Buyer to assume all responsibility or liability for any environmental condition affecting the Property, or any clean-up or remediation that may be required by law;
  6. Execution of a Real Estate Sales Contract.

By execution and submission of this bid, the bidder hereby represents and warrants to the City that the bidder has read and understands this Notice and that the bid is made in accordance with its terms. 

Bids shall be delivered in writing on the attached bid proposal form, signed by the bidder or an authorized representative, and enclosed in a sealed envelope to the City of Kerrville, City Secretary, 701 Main St, Kerrville, TX 78028. All bids shall be plainly marked “SEALED BID TO PURCHASE REAL PROPERTY; 127 VILLAGE DR.”  by the City of Kerrville until 3:00 p.m. on Thursday, September 30, 2021, and any bid received after that time will not be considered.

City staff will publicly open, read, and tabulate the bids at 3:30 p.m. on Thursday, September 30, 2021, at City Council Chambers, City of Kerrville, 701 Main St, Kerrville TX 78028.
